K.I.S.S.  You don't have to remodel your house to sell it. 

CLEAN:  Start with the easiest thing, clean your house thoroughly.  Make everything shine.  Have your carpet professionally cleaned. 

ORGANIZE:  Organize your closets & shelfs.  Make them look like they should be in a magazine.

STUFF:  The less "stuff" there is in the house, the bigger the house will look.  You don't have to get rid of it for good, just get it out of the house.  And no, don't shove it in the garage.

YARD:  Cut it, trim it, water it.  Make it Green!  Plant a few flowers. 

PAINT:  You don't need to repaint the whole house, just paint where needed.  Neutralizing "colors" is usually a good idea.

DON'T COVER UP:  Be honest about the condition of the house.  Covering up a deficiency can be considered fraud.
